Vermont Wetlands Identifications and Regulation for Real Estate Professionals

Course Description

Vermont Wetlands Ecologist Shannon Morrison will describe the value of wetlands in our natural environment in terms of water quality protection, flood protection and other issues significant to property values. Participants will learn how to identify wetland characteristics, classifications, and conditions for development restrictions. Participants will understand permit requirements for site-specific conditions. Contact information for state specialists regarding assessment and permit applications will be provided.

  • 0-5 minutes: Introduction and overview
  • 5-15 minutes: Why do we protect Wetlands?
  • 15-20 minutes: Why do Wetlands matter in Real Estate Transactions?
  • 25-35 minutes: Wetland Identification
  • 35-45 minutes: Wetland Regulations: Developed and Undeveloped Land
  • 45-55 minutes: Vermont Case Studies
  • 55-60 minutes: Questions & Answers

Learning Objectives

The objective of this course is to provide Real Estate professionals with an understanding of the ecological function and value of Vermont wetlands, and wetlands’ significance in real estate transactions. Those who complete this course will become familiar with basic wetlands identification, and with regulations pertinent to buyers and sellers. Participants will know how to identify specific properties on Wetland Inventory Maps, and how to contact regional wetlands staff for information and guidance.

Instructors: 

Shannon Morrison has worked for the Vermont Department of Environmental Conservation as a District Wetlands Ecologist since 2000.  She assists landowners, developers, farmers, municipalities in interpreting and implementing the Vermont Wetland Rules in Lamoille, Washington, Essex and Orleans Counties.  Shannon graduated from the University of Vermont in 1998 with an M.S. in Botany.
